Commercial Parking Lot Striping in Colorado: ADA Compliance, Layout, and Restriping

Parking lot striping is easy to treat as an afterthought. The paving is the big work; the lines are just the finishing touch, right? That framing is a mistake. Clear, properly applied, code-compliant striping is a liability issue, an ADA compliance issue, and for many commercial properties, a regulatory compliance issue. Faded markings create ambiguity. Non-compliant accessible space configurations create enforcement exposure. Missing fire lane designations put your property out of compliance with actively enforced fire safety requirements.

Concrete & Asphalt 4 Colorado provides commercial parking lot striping for new layouts, restriping of existing, post-sealcoating restriping, and standalone layout or compliance updates across the Front Range. We use CDOT-approved traffic paint that is applied with precision line-striping equipment. Not brush-and-roller work that looks uneven in direct sunlight. Not a single pass with an understaffed crew that rushes a layout and gets the accessible space count wrong.

New Lot Layout and Striping

For new paving projects or lot reconfigurations, we design stall layouts that maximize usable spaces within the available footprint while meeting ADA requirements, fire lane access standards, and local dimensional codes. We calculate the required number of accessible spaces based on the total lot size, place van-accessible spaces at the correct ratio and in close proximity to accessible building entrances, configure access aisles correctly, and design drive aisles for safe, efficient two-way or one-way traffic flow. A well-designed lot layout makes the space more functional for users and reduces the conflict points that lead to both minor accidents and wear patterns from inefficient traffic flow.

ADA-Compliant Accessible Spaces

ADA requirements for parking lots specify the accessible space count, stall dimensions, access aisle widths, signage placement, and surface slope limits. They’re also updated periodically, and older lots that were compliant at installation may not meet current standards. A lot that was striped correctly in 2010 may have accessibility gaps under more recent requirements.

We assess your current accessible space configuration, identify dimensional or count deficiencies, and restripe the lot to bring it into compliance with both federal ADA standards and Colorado state-level accessibility requirements. The two sets of requirements overlap significantly but aren’t identical. We address both in a single assessment.

Restriping After Sealcoating

Fresh sealcoat covers existing markings completely. Restriping is the final step that turns a sealcoating project from a maintenance visit into a finished, functional parking lot. We coordinate restriping as part of our sealcoating service by default, so you don’t need to schedule a second mobilization or pay a second setup cost. The new markings are applied to a clean, uniform surface that provides the best possible adhesion and longevity. Striping applied over old, oxidized sealcoat or directly on asphalt that hasn’t been properly prepped fades faster and looks worse sooner.

Stall Numbering

Assigned parking for apartment communities, parking structures, and reserved commercial spaces requires stall numbers that are legible from both inside and outside the vehicle and durable under constant wheel exposure. We apply stall numbers by stencil with precision placement, using traffic-grade paint formulated for long service life under the specific wear patterns that numbered stalls experience.

Fire Lane Markings

Fire lane designations are required by code and inspected and enforced by local fire authorities. Faded or missing fire lane markings can result in notices of violation and fines during a routine inspection. More importantly, unclear fire lanes create access problems in the event of an actual emergency. We stripe fire lane borders and apply “NO PARKING FIRE LANE” legends in the format required by your municipality, including red curb paint where required.

Directional Arrows, Wayfinding, and Traffic Control Markings

One-way traffic designations, entrance and exit indicators, speed bump approach warnings, and reserved space designations all contribute to organized, safe traffic flow in a commercial lot. We apply these as part of a complete lot striping project or as individual line items for specific needs. For lots that have evolved over time with informal traffic patterns that no longer work well, a layout review can identify marking changes that meaningfully improve flow without requiring any physical changes to the lot.

Colorado Parking Lot Striping Requirements

Colorado has updated its requirements for parking lot markings at apartment complexes and multi-family residential properties, including specific rules on space numbering, accessible space designation, and dimensional standards that differ from the standard practice for many years. These updates have caught property managers by surprise during inspections, lease renewals, and property transactions where a due diligence review flagged non-compliant marking configurations.

If you manage multi-family properties and aren’t certain your current striping meets current state requirements, a striping compliance assessment is a smart first step. The cost of a restriping project is almost always less than the cost of a compliance issue surfaced during a transaction or inspection.

Paint Quality and Application Standards

Pavement marking quality varies more than most property managers realize. The difference between a lot that looks sharp for three years and one that looks faded after one winter comes down to paint specification and application technique. We use traffic-grade products rated for commercial use applied at proper coverage rates with calibrated line-striping equipment that produces consistent, clean edges. The stall lines are straight, the layout dimensions are accurate, and the finished lot looks like it was done by a contractor who knew what they were doing.
